How it works

  1. Compare

    Each sale is scaled to your home's size by price per square foot. The median is your evidence of market value. Add the comparables' own assessments and it also checks whether you're taxed unequally.

  2. Decide

    A gap of 10% or more is a strong case; under 5% rarely moves a board. You see the gap and the yearly saving before you pay anything.

  3. File

    The packet fills in your appeal letter, the evidence table and two minutes of hearing notes, with the right board, form and deadline rule for your county.

Before you appeal

Can my taxes go up if I appeal?

In most places the board can only lower or keep the value you appealed. A few states let the board raise it, so read your notice, and don't appeal if your own evidence says the value is fair.

Which homes count as comparable?

Close by, similar size, age, style and condition, and sold near the valuation date on your notice (often January 1). Three to five good ones beat ten loose ones.

Does this include my homestead exemption or caps?

No. The saving is a rough figure: last year's bill scaled by how far the value drops. Caps such as Florida's Save Our Homes or the Texas 10% homestead cap can make the real saving smaller.

Is this legal advice?

No. This is self-help software that organises the evidence you provide. It isn't a law firm or a licensed appraiser, and it doesn't file or attend hearings for you.

Where does my data go?

Your address and figures stay in your browser. We count anonymous checks (county, verdict) to learn which counties to add, and store your email only if you give it.
